Why should I renovate my basement?

Basements are often one of the most underutilized spaces in a home, yet they offer tremendous potential. A professionally renovated basement can be transformed into a comfortable family room, home theatre, guest bedroom, home office, gym, rental suite, or even a complete living space. Not only does this give your family more functional square footage, but it can also increase your home’s value and appeal. How much value does a finished basement add to a home?

A finished basement can often return 70% plus, of what you spend at resale. The exact amount depends on your home, your market, and how well it's finished. Adding a bedroom and bathroom, plus keeping the layout open, tends to add the most value.

How do I deal with low ceiling height in my basement?

Low ceiling height is a common concern in older homes. Depending on your home's structure, the best solution may be to lower the basement floor or, in some cases, raise the house. These are major structural renovations that require careful evaluation. We assess each home individually to determine the safest, most practical, and cost-effective solution based on the home's construction, location, and your renovation goals.

How long does a basement renovation take from start to finish?

It depends on the scope of work. A simple basement finish (open layout, no bathroom) can take 4 to 6 weeks, while a full basement with a bathroom, kitchenette, or multiple rooms typically takes 8 to 12 weeks. Timeline, must factors in permitting, design details, and material lead times. Just to be clear, the previously noted time lines are based on the date the renovation physically starts.

What does it actually cost to finish a basement?

It depends on what you're adding: bathrooms, bedrooms, a laundry area, a home theatre, an in-law suite, or even a rental apartment, if zoning allows. In our experience, a full basement renovation (800–1,200 sq.ft.) with a 3-piece bathroom, and potentially a kitchenette, typically runs $80K–$140K+ (2026). While the investment varies with your goals, you're adding functional living space and real equity to your home.

What are the benefits of spray foam and batt insulate a basement in Nova Scotia?

Spray foam is great for walls and especially effective in the difficult to seal rim joist. Spray foam provides both insulation and vapour barrier and is applied directly to the concrte walls. Bat insulation can be more affordable for walls and requires a 6 mil vapour barrier. Often a combination of batt for the walls and spray foam for the rim joist can be very effective.

What is the best flooring for a basement in Nova Scotia?

Given our damp climate and typically cooler basements, we recommend luxury vinyl plank/tile (LVP/LVT), both are waterproof and durable. Carpet and solid hardwood are best avoided due to moisture and mildew risk. An insulated subfloor, to provide a thermal break between the concrete and the finished floor is worth consideration to increase the overall comfort of the livinging space.
